By using our site you agree to our Terms of Service.

Terms

1. TERM AND STATUS: The term of the Short-Term Rental Agreement shall begin on the arrival date and end on the departure date.
 

The Property will be ready for occupancy no earlier than 11:00 am on the arrival date and must be vacated no later than 11:00 am on the departure date.
 

The term of the Short-Term Rental Agreement may be reduced or extended upon mutual consent, following payment of any additional fees agreed between the parties, and confirmed in writing by the Host.
 

This Agreement is for a short-term rental only. The Property is limited to a maximum of 28 consecutive nights if booked for that length of time.
 

Renter acknowledges and agrees that this Agreement does not constitute a lease or create a landlord-tenant relationship under Ohio law. The Renter and any guests shall vacate the Property at the end of the stay without further notice.
 

Renter's use of the Property is on a temporary, short-term, and transient basis only. The Property is not, and will not be, the Renter's, or any guest's, permanent residence.
 

2. RENT: The total rent is payable at the time of booking.

 

3. BOOKING REQUIREMENTS: To confirm a booking with Country Cornerstone Retreat LLC, the Renter must: (1) review and sign our Short-Term Rental Agreement, (2) complete and pass identity verification as requested by the Host. Failure to complete any of these steps may result in cancellation of the reservation.

4. PROPERTY: The Property includes approximately 6 acres of land and a 4,720 sq ft home. It also includes the surrounding outdoor areas immediately adjacent to the home, a pool, hot tub, sauna, theater room, game room, exercise room, and all furnishings and amenities made available to the
Renter during the stay.

Please note: the fields and silos nearby are not part of this property, nor is any property across the street. Renter and guests must not enter or trespass on neighboring land.
 

5. LIMITED OCCUPANCY: Occupancy is limited to the number of guests specified on the booking.  No additional guests or visitors are permitted without prior written approval from the Host. If the Host concludes that this policy has been breached, the Host reserves the right to expel the entire party with no refund.
 

6. HOUSE & PROPERTY RULES:
 

  • No smoking or vaping inside the home. If you smoke cigarettes there are receptacles on the front porch, back porch, and walkout basement patio area for cigarette butts.

  • No unauthorized parties or events.

  • No unauthorized pets allowed.

  • No parking or driving on the grass.

  • The Renter must be present for the entire stay. No third-party bookings.

  • Do not walk on decorative rock beds, stone blocks, or touch the faux stone siding.

  • No unsupervised minors in: basement, pool, hot tub, theater room, massage chair room, sauna, jacuzzi-style bathtub, or exercise room.

  • Minors are not permitted to use the massage chairs or red light therapy.

  • The slate pool table is for responsible adult use only. Unsupervised minors are not permitted to use the table. The Renter will be held financially responsible for any damage to the felt, cues, balls, sticks, or nearby walls, windows, and furnishings.

  • Anyone with a pacemaker, pain pump, or similar medical device must not use the massage chairs. The chairs have magnets.

  • Guests with any medical condition that may be affected by amenities must consult and get approval from a physician before use.

  • No minors in the pool or around the pool area without adult supervision.

  • No running or horseplay in the pool area.

  • No diving in the pool.

  • Certain closets and 2 detached garages are off limits. Do not attempt to access locked areas.

  • Do not slam interior Amish wood doors. They are heavy and close easily.

  • After using the electric car charger, neatly wrap the cord.

  • Do not adjust the heated pool temperature. Tampering may incur a service call fee of $250.

  • If you or any guests use the Fire Pit(s), make sure to put the fire completely out. Do not use the Fire Pit(s) until after 6PM from March 1st - May 31st and October 1st - November 30th. There may also be other county restrictions if we happen to be in a drought.

  • Stay out of the fields, they are not included and not our property.

  • Please follow the instructional guide(s) & instructions before using the amenities.

  • Put all remotes back where they belong when you’re finished with them.

  • Do not touch the Generac generator or any lines going to or from it.

  • Do not touch or go around the propane tank.

  • The chairs for the fire pit area are located in the attached garage, please put them back when you are finished with them.

  • No fireworks permitted

  • Do not disable or tamper with WiFi or the internet connection.

  • Do not block, disable, or tamper with the security cameras.

  • Do not touch any electrical boxes or tamper with any outlets.

  • Turn off the BBQ grill propane tank when you’re finished with it.

  • Guests are not permitted to approach, feed, harass, or attempt to interact with any wildlife or animals that may enter or be near the Property. For safety and respect of nature, please observe animals from a distance. Country Cornerstone Retreat LLC is not responsible for injuries or incidents resulting from wildlife interaction.
     

7. USE OF AMENITIES: All amenities are used at the Renter’s and guests' own risk. The Host or Owner(s) are not responsible for accidents, injuries, or losses resulting from the use of any facility or amenity, including but not limited to the pool, hot tub, sauna, massage chairs, red light therapy, exercise room equipment, or theater room.

 

8. POOL ACCESS & SEASONAL LIMITATIONS: The property features an outdoor pool that is heated using an electric heat pump. The pool is available seasonally and is open by May 21st and closed on October 1st, depending on weather conditions and required maintenance.


Guests acknowledge and agree that:
 

- The pool opens on May 21st and is closed on October 1st.
- The heat pump requires outdoor temperatures to be consistently above 75°F in order to effectively warm the pool.
- During cooler months, the water temperature may remain in the 60s, which most guests find unsuitable for swimming.
- Pool temperature and comfort are not guaranteed outside of peak summer months.
- No refunds, discounts, or compensation will be provided due to the pool being too cold or unavailable during seasonal closure.
 

9. INSURANCE: Renter is strongly encouraged to secure short-term rental insurance or travel insurance to cover potential cancellations, interruptions, damages, or liabilities that may arise before or during their stay.

The Host’s insurance does not extend to cover the Renter, their guests, or any personal property. Renter assumes all responsibility for protecting their own belongings and ensuring adequate coverage.


10. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors, nor use the premises for any unlawful purposes. You agree to keep outside noise to a minimum between the hours of 11:00 pm and 7:00 am.  You and all other guests agree to abide by all applicable parking restrictions and limitations.


11. ADA DISCLAIMER: The Property is not ADA compliant. Renter acknowledges no ADA accessibility guarantees and assumes all responsibility for access-related needs.


12. SAFETY & DEVICES: The Property has smoke detectors, carbon monoxide detectors, and fire extinguishers upstairs and downstairs. There are also first aid kits upstairs & downstairs. Renter, guests, or visitors shall not tamper with or disable smoke detectors, carbon monoxide detectors, or fire extinguishers.
 

13. CARE OF PREMISES/DAMAGES: NO UNAUTHORIZED PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE: Automatic eviction plus forfeit of any deposit and rent if violated. Renter agrees to pay the Host or Owner(s) for any damage caused to the Property, including but not limited to furnishings, decor, household items, appliances, electronics, walls, flooring, doors, windows, pool, hot tub, massage chairs, red light therapy unit, exercise equipment, theater components, or any other amenity or structure—whether caused by the Renter, their guests, or invitees.


The standard cleaning fee is $250 per stay. However, if the Property is left in a condition that requires excessive or specialized cleaning (e.g. biohazards, trash accumulation, stains, smoking indoors, etc.), additional cleaning charges may be billed to the Renter and treated as property damage.


Renter agrees not to move, rearrange, or remove any furniture, beds, wall art, equipment, or decor without prior written approval from the Host.


To prevent theft of, or damage to, the Renter's personal property and that of the Property, Renter agrees to close and lock doors and windows when not present at the Property, including upon check-out.
 

14. THEFT OR REMOVAL OF PROPERTY: Renter is fully responsible for any items missing from the Property during or after their stay, including but not limited to electronics, furnishings, books, games, decor, linens, kitchenware, and other household or amenity-related items.
 

Any theft, removal, or unreturned items discovered after checkout will be considered a breach of this Agreement and will result in additional charges and/or legal action.
 

15. SURVEILLANCE AND PRIVACY: Property has exterior security cameras that record, covering only outdoor spaces. Renter, guests, & visitors consent to this limited surveillance for safety and loss prevention. Blocking or tampering with cameras is strictly prohibited & will result in eviction without refund.
 

16. HOSTS OR OWNER(S) RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Host or Owner(s) shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by the Renter shall be forfeited as liquidated damages.


17. EMERGENCY ENTRY: Host or Host’s agents may enter the Property without prior notice in the event of an emergency that reasonably threatens the safety of persons or the structural integrity of the Property—such as fire, flood, water leaks, gas leaks, or electrical hazards.

In non-emergency situations, Host will provide at least 24 hours’ notice before entry for inspections, repairs, or servicing of amenities.


18. FORCE MAJEURE: Neither Host nor Renter shall be liable for any delay or failure to perform its obligations under this Agreement if such delay or failure is due to causes beyond its reasonable control, including—but not limited to—acts of God, natural disasters, war, terrorism, civil unrest, governmental orders, pandemics, or utility failures. The affected party shall provide prompt notice and resume performance when the event ends.
 

19. INDEMNITY AND WAIVER OF LIABILITY: Renter agrees to indemnify, defend, and hold harmless Country Cornerstone Retreat LLC, any host(s), its owners, affiliated entities, officers, members, employees, agents, subcontractors, contractors, and any other company or individual associated with or acting on behalf of the business from and against any and all claims, liabilities, damages, losses, costs, or expenses (including attorney’s fees) arising out of or related to the Renter’s stay, use of the Property, or use of any amenity, fixture, or structure located on the Property—whether caused by the Renter or any member of their party or guest of the Renter.


Renter assumes all risks associated with the use of the amenities, recreational features, and property structures, and understands that participation in any such activities is entirely at the Renter’s own risk.
 

Host’s maximum liability shall not exceed the total rent paid.
 

20. NO SUBLETTING: Renter may not sublet or assign this Agreement for all or any part of the premises without the prior written consent of the Host or Owner.
 

21. REPAIRS AND MAINTENANCE:  The Property is rented with existing furniture, appliances, and household furnishings. The Host or Owner(s) are not responsible for providing additional items not already included. Renter agrees to promptly report any maintenance issues. The Host or Owner(s) will make reasonable efforts to repair or replace malfunctioning equipment; however, no guarantee is made that all amenities or appliances will be in working condition at all times. No rate adjustments or refunds will be issued due to equipment or appliance failure.
 

22. ONGOING PROPERTY SERVICES: Renter acknowledges that regular exterior services such as lawn care, weed trimming, landscaping, pool or hot tub maintenance, and other property upkeep may be performed during the stay. These services are scheduled to ensure the Property remains in excellent condition and may occur without prior notice, though the Host will attempt to minimize disruption whenever possible. Renter agrees not to interfere with service personnel performing these tasks.
 

The Renter also agrees to place all bagged household trash into the outdoor garbage bins provided (located on the outside of the attached garage) and ensure bins are accessible for pickup on Thursday evenings at the end of the lane by the mailbox, if the renter is booked for a Thursday stay.

The Host may provide additional instructions or reminders to facilitate proper waste collection. Failure to follow trash procedures may result in additional cleaning or removal fees.
 

23. INABILITY TO DELIVER PROPERTY: If the property becomes uninhabitable due to fire, natural disaster, or any other unforeseen event, the Renter agrees that the Host's or Owner's sole liability is the return of all payments made.
 

24. CHARGEBACKS AND DISPUTES: Renter agrees not to initiate a chargeback or payment dispute with their credit card provider for any amount charged in accordance with this agreement, the reservation, or documented damage claims. Any disputes must be addressed directly with the Host. Filing a false chargeback or dispute will be considered a breach of this agreement and may result in legal action.
 

25. DISPUTE RESOLUTION: Mediation First: Before filing any lawsuit, Host and Renter agree to participate in goodfaith mediation to attempt to resolve all disputes arising under this Agreement.

If mediation does not resolve the dispute within 30 days, any remaining claims shall be governed by and construed in accordance with the laws of the State of Ohio, and exclusive jurisdiction and venue shall lie in the courts of Highland County, Ohio.
 

26. GOVERNING LAW & VENUE: This Agreement shall be governed by the laws of the State of Ohio, Highland County courts. You hereby waive your rights to bring an action in another venue and forfeit your right to oppose a motion to transfer if such action is brought in another venue.


27. WAIVER OF JURY TRIAL: Renter knowingly waives any right to a trial by jury for any litigation arising from this agreement. This waiver applies to the Renter and any member of their party or guest who uses or enters the Property under this reservation.


28. CANCELLATIONS: Renter may cancel at any time. The Host will return any refundable amount, if applicable, according to the reservation's cancellation policy.
 

29. SEVERABILITY: If any provision of this Agreement is held to be invalid, illegal, or unenforceable in whole or in part by a court of competent jurisdiction, such provision or portion shall be deemed stricken from this Agreement, and the remaining provisions shall continue in full force and effect to the maximum extent permitted by law. The parties shall negotiate in good faith to replace the invalid or unenforceable provision with a valid provision that best accomplishes the original intent of the stricken provision.
 

30. ACKNOWLEDGMENT: By accessing or using this website, you agree to be bound by the Terms of Service outlined herein. These Terms govern your use of the site and all related services provided by Country Cornerstone Retreat LLC.


The signed Rental Agreement outlines additional rights, responsibilities, liability waivers, and house rules governing the stay. Execution of this agreement is mandatory and may be completed electronically.
